Fixed periods (Rentevaste periode)
In the Netherlands, it is highly common to fix your mortgage interest rate for a specific period of time (e.g., 5, 10, or 20 years), instead of letting it float dynamically.
10 Years Fixed
- The standard choice: Most expats opt for this.
- Provides security for a decade without paying the premium of longer fixed terms.
- Often gives you the highest maximum mortgage calculation compared to a 10+ year fix.
20 Years Fixed
- For peace of mind: Great if you plan to stay in the house long-term and rates are historically low.
- Slightly higher interest rate than 10-year.
- May reduce your maximum mortgage borrowing capacity slightly.
Risk Classes (For Non-NHG)
If your home is over the NHG limit (€470,000), the bank determines your interest rate based on the Risk Class (Loan-to-Value ratio).
- 100% LTV: You borrow the full home value. This means the bank holds Maximum Risk -> Highest Interest Rate.
- < 80% LTV: You put down a significant amount of your own money (20%+). The bank has lower risk -> Lower Interest Rate.
